Core Duties
· Confirms that scope is executed as designed through readiness and receiving walks, and documents change at the point it occurs.
· Tracks installed quantities by cost code and maintains accurate cost coding records.
· Tracks daily on-site headcount and crew counts by operating unit and area, recorded in the Procore daily log.
· Provides administrative field support to the PM, including scheduling walkdowns, tracking deliveries, and coordinating meetings.
· Maintains a weekly earned-versus-burned rollup to the PM.
· Maintains daily reporting in Procore, including hours by cost code and operating unit, quantities, weather, delays, and direction received.
· Maintains photographic documentation and safety observations for the site.
Duties by Scope – Single area of Scope will be assigned
· Electrical: Tracks installed quantities by cost code (conduit, tray, wire, and terminations); tracks crew counts by operating unit and area; captures verbal direction with same-day escalation to the PM; receives OFCI electrical equipment (gear, UPS units, PDUs) against Exhibit E; tracks test-pack status by HAC; collects as-built redlines.
· Mechanical: Verifies equipment set and alignment; tracks piping quantities; conducts flush-readiness walkdowns (initiating the 30-day clock); receives modules and verifies installed status; tracks status of temporary circulation setup during phased turnover.
· Civil / Sitework: Verifies quantities for flatwork, duct bank, and chiller yard underground work; tracks campus loop progress; tracks punch-list items and restoration.
· Turnover / Commissioning: Maintains the HAC-by-HAC readiness matrix within firewall blocks; tracks construction-complete, flush, commissioning, and Early Access milestones per block (60-day rule); maintains the coordination record with tenant/owner and vendor access; owns the field component of the commissioning responsibility matrix once already established.
